A dad called me last month convinced he was about to lose a bidding war he hadn't even entered yet. His family has outgrown their three-bedroom in the Mountain Shadows area, storage boxes are stacked in the garage, and he'd heard from a coworker that bigger homes on the Westside "go in a weekend." He wanted to know if he even had a shot. The short answer: the market he's picturing isn't really the market we're in right now.

According to Pikes Peak REALTOR Services Corp data for August 2026, homes across El Paso and Teller Counties are averaging 49 days on the market, up 13% from a year ago. Inventory is sitting at 4,297 active listings, essentially flat year over year, and supply is at 4.3 months. None of that describes a market where you need to waive every contingency and offer $30,000 over asking just to get a look. It describes a market where a prepared buyer has room to think.

The Space Math Is Real, But the Competition Fear Is Often Outdated

I understand where the fear comes from. A lot of move-up buyers bought their first home during the frenzy of 2020 through 2022, when every showing felt like a race and losing three offers in a row was normal. That experience leaves a mark. But the Westside in the fall of 2026 is a different animal. Sellers are watching their listings sit longer than they expected, and that changes their behavior: more price adjustments, more willingness to negotiate on closing costs or timeline, and yes, more openness to a contingent offer from a buyer who still needs to sell their current home.

That doesn't mean every listing is quiet. A genuinely well-priced, well-maintained four or five bedroom home in a sought-after pocket like Skyway, Flying W Ranch, or Rockrimmon can still draw two or three offers if it's priced right and shows well. The difference now is that "two or three offers" is a manageable number to compete in, not the fifteen-offer chaos of a few years ago.

How to Actually Win the Offers That Do Get Competitive

Even in a softer market, I still coach move-up buyers to come in strong on the homes that matter to them. That means a full pre-approval, not just a pre-qualification letter, sitting in the file before we ever write an offer. It means knowing in advance whether you're comfortable with an appraisal gap clause if the home is genuinely priced right. And it means being ready to move within 24 to 48 hours of a new listing hitting the market, because the good ones in the right school boundary or the right cul-de-sac still don't sit around for weeks, even now.

What's changed is the number of homes worth racing for. With inventory essentially flat and days on market climbing, you're simply not up against as many other move-up families chasing the same handful of listings. That's the part worth internalizing before you talk yourself out of even starting the search.

A Nice Coincidence for Move-Up Buyers

Here's something worth pointing out: many of the larger, updated Westside homes hitting the market right now are being listed by Boomer and Senior sellers who are rightsizing out of the house they raised their family in. A well-maintained four-bedroom that's been lived in and improved for twenty years is frequently a better buy, and a calmer negotiation, than new construction on the edge of town.
